Updated Ski Trails Vent Policy
At the January 23, 2015 meeting the Board of Directors adopted the following updated vent policy for water heater, furnace, and gas fireplaces. Your compliance with it is requested.
Owners shall submit a plan to the board that takes into account the following requirements:
- The work must be performed by a licensed and bonded contractor with all required permits and sign-offs from Placer County.
- Vents must conform to all applicable building codes, including restrictions against venting into crawl spaces and required distances from doors and windows.
- Venting through the roof or front of building is discouraged if alternate locations are available (although still allowed provided it meets code). Venting through the foundation is discouraged; if such a vent is proposed, you must provide a structural engineering report that demonstrates the integrity of the building will not be compromised.
- Side vents for gas fireplaces can be no more than 100 square inches (e.g. 10″ x 10”) and protrude no more than 8 inches from the siding.
- Side vents for other purposes including kitchen ranges, bathroom fans, and tankless hot water heaters can be no more than 64 square inches (e.g. 8″ x 8″) and protrude no more than 6 inches from the siding. They must also be painted to match the exterior siding color.
- For units requiring separate air intake and exhaust, a single dual venting element shall be used — Separate vents for intake and exhaust are not allowed.
- For units installing side venting for both water heater and furnace, the vents shall be aligned horizontally and it is highly desirable to have similar looking vent hoods.
- Vent alignmenot:
a. If vents already exist on the same surface either above or below the unit, the vent should be installed in vertical alignment with the other vents.
b. If vents already exist on a same facing surface of the building, the vent should be installed in horizontal alignment with the other vents.
c. If vents currently do not exist on the same facing surface of the building establishing a horizontal alignment then the vent should be placed towards the ceiling (within a foot).
